Shared properties are back in fashion, when the family situation has not improved, and revenue is lost (because of the crisis as the increase in mortgages, loss of pay or job losses) the Bed and Breakfast offers guests a breakfast room and sometimes a cozy family atmosphere, cultural exchange and hospitality. This is another proof of how a real estate property investment can be used to many ways to generate cashflows; this allow a real estate property investor transform a regular home with a single income stream to a multi-income investement with diversified cashflow.

To invest in a real estate property used for Bed and Breakfast the property is required to have at least two rooms and an extra bathroom that we can retain for the use of visitors. Needless to say that to invest in such real estate property endeavor requires a large property and centralized management. The management can be facilitated by providing free rent for the manager and his/her family and salary. the entire family can be in the payroll by performing different chores among the property. This is a great alternative to vacation real estate property investments although both share similar characterisitcs such as short-term tenants and higher maintenance costs. However they provide another way to further diversify ones real estate property investments.

If one decides to offer bed and breakfast for extra revenue, one must remember that the prices need to be affordable and competitive, even below what the price of a 2 or 3 star hotel. These prices are for the benefit of visitors, but may also be of interest to us if one can keep the room occupied with tenants for many days a year, or at least during the holiday season. Needless to say that the Internet is the best support and environment available to offer this service to potential visitors from other countries.

Renting individual rooms takes various forms, since it does not create the same rights when there is a floor shared by different owners, than when you rent a room in a property where the owner lives. The rights to the rental of rooms vary depending on the selected option. Bed and breakfast are usually rental of premises that use of common areas (kitchen, bathroom, hallway and living room). In this case, the contract is between the landlord and a single tenant, the landlor focuses on collecting monthly fees for other tenants, whereas tenants can rent as many rooms on the floor, individually and agree on appropriate terms between the parties.

Whatever type of contractual form is chosen it is important to pass on all the rights under the contract to the landlord, so that later there will be no doubt whether can the landlord can use one or not. The landlord still has to perform mainteance and ensure everything runs in order, this refers from the traditional room rental where the tenant has exclusive rights to the room.

A real estate property investment should ultemately generate positive cashflow with little involvement from the investor, therefore ensure to put in place a sound hand-off process in place if you decide to engage in this type of real estate property investment initiaitve.
