Beginner real estate property investors sometimes need to manage the renting process of their real estate property investments personally, this is due mainly to the lack of capital to hire a company to perform this task. Investment due diligence does not stop when the property is purchased, renting the porperty to tenants is of equal importance. Positive cash flow depends partly on the way the renting process is handled.
Below are some techniques when renting real estate property :
A. Do a credit report check
A credit check shows the type of character of the tenant, although it is not a hundred percent presentation of the individual when combined with other type of documentation it can reveal some interesting things. More importantly it will let you the likelyhood of the tenant defaulting on their payments and could be a great indicator when consideting multiple tenants. This is a standard procedure when renting real estate property and tenant are used to it.
B. Do a background check
A background check is a good indication of whether the person is likely to commit illegal act in the premise or not. This can lead to damages and headaches down the road. It can be the difference between putting the investment in cruise control or having to actively manage it.
C. Get references
It is important to ensure there are people our there that believe the person's character is worth it of being trusted.
D. Write a contract
Get it in writing, do not aggree to anything verbal.

Have tenant sign the contract, this is the only thing that will be make a binding and enforeaceable document.
D. Collect two month deposit
Get deposit rent to ensure the tenant will not leave over night without paying due rent. This will make it easier to project you real estate property investment future cash flows.
Although managing its own real estate property investment can save some money initially, it is adviceable to hire a management company to do this type of work. That is the only way the investment can be a automatic cashflow rather an a second job. Real estate property investment is about producing automatic cash flows, a wood standard of measure is that if the number of real estate property investments exceeeds two one should get someone else to do it, even if it signifies reducing the net profits of the property.
