HOW DOES IT WORK?


STEP 1. USER ENTERS BASIC PROPERTY INFORMATION

The user enters some basic financial information about the property, such as purchase price, down payment, expected monthly rent etc.

STEP 2. USER CLICKS THE ANALYZE BUTTON

The Analyze button calculates the financial indicators for the property, producing simple green and red signals. Green indicates the strength of the indicator for the property is good and red indicates the strength of the indicator is bad. The analysis is done by looking at the property financial characteristics and comparing them to the investor's own benchmarks. For instance the investor might decide to only consider investment properties with an internal rate of return of 10% or higher, this becomes the investor's benchmark by which investment properties will be analyzed, if the property has an internal rate of return below 10% it will yield a red indicator and if the internal rate of return is equal or above 10% it will yield a green indicator. The same concept holds true for all the other eight indicators. All indicators are automatically calculated by the software in real time.

The Compare button calculates the real estate investment indicators for a group of investment properties in a single snap-shot from the comparison dashboard and shows the results side by side, thus allowing the user to easily see which property makes the best investment opportunity.

STEP 5. USER CUSTOMIZES BENCHMARKING SETTINGS

Users have the ability to customize the accept/reject benchmarking setting for each indicator according to the investor's financial goals and risk tolerance.
